A successful transformation

Brussels warmly welcomed Motel One, a new ‘budget design’ urban hotel, which is contemporary, comfortable and affordable. BESIX, BESIX RED and Jacques Delens delivered this 490-room hotel in the spring of 2014. The original building, which housed the offices for the Belgian newspaper ‘Le Soir’, was transformed successfully into a new generation hotel.

Why a hotel?

In 2008, Le Soir moved out of its offices and BESIX acquired the building with the intention of developing a new office building there via Royale 120, a company guided by BESIX RED. However, a crisis on the Brussels office market forces BESIX RED to examine other potential uses for the building. They opt for the hotel business. End of 2010, an agreement is signed with Motel One. Motel One is not a motel group, but rather a chain of low-price hotels. The brand responds to the new market demand in terms of rates, innovative design, quality and service. This ‘budget’ hotel concept offers several advantages: being in the heart of the city and working in synergy with it, it does not need to provide either conference rooms or restaurant.

The existing building was designed to meet the specific needs of the Rossel printing works. Rebuilding made it possible to reduce the depth of the wings, free up the inside of the island and resolve effectively the differences in level between the access roads. These considerations led to the replacement of the existing building with a contemporary construction meeting accessibility, safety, fire prevention and other technical standards, as well as providing the energy efficiency expected today.

Design & architecture

The project is adapted to the image and the operating structure of a Motel One hotel while fitting into the urban fabric. A special feature of this project is the two-level lobby with dual access from the Rue Royale and the Place de Louvain. The 490 rooms are spread across three wings built around a garden, bringing a welcome breath of fresh air in this built-up city block. A connecting bridge organizes all internal traffic.
